K L Mr. Joseph Okoneski City Clerk Building Dear Sir: OF SAINT PAUL SAINT PAUL :� S INNISOTA July 3, 1958 This is in the matter-of the appeal of the Warrendale Presbyterian Church to establish a ten foot building line on Lots 1 and 2; Block 8; Warrendale Addition. This property is located adjacent to the southwest corner of Como and Oxford. .This,property is zoned "A' Residence. The property under consideration is an irregular tract of ground with a frontage of 99.85' along Oxford and approximately 124.5' along Como Avenue. There is at present a church on this property, set back 21' from Oxford. The applicant proposes to remove the easterly one -third of the church, and add a new structure that would be set back 10' from Oxford. The present building fine on the west side of Oxford between Como and Jessamine is 20'. There is an existing single family home to the south that the applicant is purchasing and plans to convert to a Sunday School, and eventually this property will be used for a parking lot in connection with the church. The applicants have submitted a petition signed by•all of the property owners on the west side of Oxford between Como and Jessamine acquiesing to this change. In view of the substantial sentiment in favor of this change on the part of the people in the area, and the inclusion of off-street parking in the long range development of this property, and in consideration of the fact that the applicants own a fifty -one foot residential lot between the church and the adjacent neighbors to the south, the Board of Zoning can find no major ob- jection to the proposal. The property is located on the SW corner of Oxford St. and Como Ave., Lots 1 and 2, 'Block 8, Warrendale Addition. (See attached plot plan). The property is presently used for Christian Education and Youth activities of the parish. The proposed use will be for the same purpose. The purpose of the appeal is to build a new one and one -half story educational unit attached to the present new church, to establish a new west side building line along Oxford St. set 10 feet from property line. We believe appeal should be granted in order to remove' present old church building, which is beyond repair, and a fire hazard; and in order to construct the size building to adequately care for the Christian education and youth activities of a growing parish.
