St.Clair and Cleveland Avenues. The property is described'as-Lots 5 and 6, Block 1,- Louden Park Addi- tion. The zoning is commercial and has been since the.adoption of the Ordinance in 1922. ` The County Assessor's records indicate that a filling station was erected on this property in 1939, and .remodeled in 1949. The license department records indicate that the last license issued for this property expired on June 1, 1959 and has not been renewed. The applicant proposes to.'remodel the existing filling station building and remove the pump island acid storage tanks._in order to install and operate a dry cleaning pick =up station as indicated on the attached plan. The site has a frontage of 89.57 feet along Cleveland Avenue and 137.38 feet on St.Clair Avenue resulting in a total area of,approximately 12,296 square feet. This operation will be conducted on the east 75 feet of the above described property. North across St.Clair Avenue is a filling station on the northwest corner of the intersection of St.Clair and Cleveland Avenues, also a small food market fronting on St.Clair Avenue; south and adjoining is a Northern States Power substation front- ing on Cleveland Avenue; east across Cleveland Avenue are various commercial uses fronting on that street; west and across an alley are duplexes which front on St.Clair Avenue. The Traffic Engineer has approved the plans which meet the standards for this type of facility. Field investigation discloses no objections from the standpoint of adjacent land uses.
