Peterson Commissioner of Public Safety Dear Sir: In regard to the application of the Cities Service Oil Company for permission to remodel their present filling station at the southwest corner of Snelling and Blair Avenues. They wish to install 1 island, 3 pumps, 3 underground gasoline storage tanks — 2 of 3,000 gallon capacity and 1 of 4,000 gallon capacity. This installation will be made in accordance with the rules and regulations of the National Board of Fire Under- writers and the St. Paul Fire Prevention Code. We have investigated the foregoing and report that the remodelling of this station would not greatly increase the fire hazard in that vicinity. Respectfully yours, Howard J. The legal descrip- tion is: Lots 1 and 2, Block 1:, Midway Plaisance Addition. The zoning is Commercial. The present filling station was constructed in 1935, and the applicant now proposes to reconstruct it. The property has a frontage of 80 feet along Snelling Avenue and 120 feet along Blair Avenue, resulting in an area of 9,600 square feet. The adjacent land uses are: north across Blair Avenue and fronting on Blair Avenue are single- family residences and three commercial uses, two of which front on•Blair Avenue and one on Snelling Avenue; south and adjoining is an apartment building which fronts on Snelling Avenue; east across Snelling Avenue is a Standard Oil service station; west across an alley is a single family residence which fronts on Blair Avenue. The Traffic Engineer has approved the plan which meets standards for this type of facility. Field investigation discloses no objections from the standpoint of adjacent land use. In consideration of the above factors, the Board of Zoning recommends the granting of the application for a permit to reconstruct an existing filling station on the above described property in accordance with plans approved April 16, 1959.
