RESOLVED, that upon appeal of Joseph A. Wagner and
Anna M. Wagner from the decision of the Commissioner of Parks,
Playgrounds and Public Buildings, and upon the favorable recom-
mendation of the Board of Zoning, the commercial use authorized
on -the front 100 feet of Lot 5, Block 4, Holbombets Subdivision
of Lots 70 to 75 inclusive, of Wilkin and Heyward's Outlots to
St. Paul, Minnesota, located on the west side of Western Avenue
between Cook and Lawson Avenues, is hereby extended an additional
8 feet, in accordance with appellant's proposal approved May 7,
1959. ,

an additional 8 Feet on property located on the west side of Western
Ave. between Cook and Lawson Aves., also described as Lot 5, Block 4,
Holcombe's Subdivision, in accordance with appellant's proposal approved
May 7, 1959•

Dear Sir:
This is in the matter of the appeal of Joseph and Anna M. Wagner to extend a
use permitted on a portion of their lot, which is zoned commercial, to include
an additional 8 feet,, on property located on the west side of Western Avenue
between Cook and Lawson Avenues. The property is described as Lot 5, Block 4,
Holcomb's Addition. The front 100 feet of this lot is zoned commercial and
the rear portion is "B" Residence.
This lot is presently occupied by a single - family residence and a two -car garage.
The applicants propose to add a 38 foot extension on the west side of their res-
denee which would be used for the sale of ceramic materials. This proposed
addition would extend 8 feet on to that portion of the lot zoned "B" residential.
The site has a frontage of 38 feet along Western Avenue, and a depth of 141.66
feet, resulting in an area of approximately 5,400 square feet.
The adjacent land uses are as follows: north and south adjoining are single -
family residences; east across Western Avenue is a single - family residence;
west and adjoining is a single family residence fronting on Cumberland Street.
Field investigation discloses no basic objections to the proposed addition and
use which will be for the sale of ceramics and which will not be detrimental
to the adjoining property owners, nor will the extension of use deviate sub-
stantially from the purpose and intent of the ordinance.
In consideration of the above factors, the Board of Zoning recommends the
approval of the appeal for the extension of use on the above described pro-
perty in accordance with applicant's proposal approved May 7, 1959.

Honorable Mayor & City Council:
Am writing in regard to an appeal for building permit to be used
at 1037 Western Ave. We are zoned Commercial but only allowed 100 ft. in
depth. We would like to get that extended to 108 ft. in depth.
The new addition we plan will be extended 108 ft. from the sidewalk
line. We do not have the width we need, so must go back into the Residential
area explained to us by the Dept. of Permits.
