RESOLVED, that Spiegler Construction Company be permitted
to enlarge the present parking lot, from 27 cars to 45 cars, in
conjunction with three proposedapartment buildings to be constructed
on the north side of East Seventh Street between Birmingham and
Hazelwood Streets, on the south 180 feet of Lot 20, Block 2,
Cruickshank's Garden Lots, except the easterly 50 feet; and the
south 180 feet of Lot 21, Block 2, Cruickshankts Garden Lots, in
accordance with plans approved April 8, 1959, and subject to com-
pliance with the provisions of all ordinances governing the operation
of parking lots, and subject to the further condition that sidewalks
abutting said premises be kept clean and free of ice and snow at all

attached application of Spiegler Construction Co. to enlarge the present parking lot from 27
to 45 cars in conjunction with three proposed apartment buildings to be constructed on
property on the north side of E. Seventh St. between Birmingham and Hazelwood Sts.,

This is .in the matter of the application of the Spiegler Construction
Company to enlarge:an existing private parking lot from 27 cars to 45 cars
in conjunction with three proposed apartment buildings to be erected on
property located on the north side of East Seventh Street between Birmingham
and Hazelwood Streets. The legal description is: the south 180 feet of
Lot 20; Block 2, Cruikshank's Garden Lots, except the easterly 50 feet; and
the. south 180 feet Lo 2 Block 2, Cruickshank's Garden Lots.

On May 9, 1959, the City Council granted the applicant an extension of the
commercial use permitted on the front 100 feet of this property to extend
to the entire tract so that it might be developed with three apartment
buildings with off - street parking accessory thereto. The land is presently
vacant and hilly in nature. The applicant proposes to grade the site to
the East Seventh Street grade and develop it as above indicated.
The property under consideration has a frontage of 100 feet along East
Seventh Street and a depth of 180 feet, resulting in an area of 18,000
square feet. This tract and the one adjoining to the east will be combined
as one parcel, resulting in a total frontage of 250 feet along East Seventh
Street and 180 feet in depth, producing an area of 45,000 square feet. The
easterly 80 feet is presently developed with an 11 unit apartment building
and off - street parking accessory thereto.
The adjacent land uses are: north and adjoining is vacant, undeveloped land;
south across East Seventh Street are two single- family residences which
front on East Seventh Street; west and adjoining is a single- family residence
which fronts on East Seventh Street; east and adjoining is the applicant's
eleven unit apartment building which was recently constructed, farther east
and adjoining the combined tracts are three single family residences which
front on East Seventh Street.
The traffic Engineer approves the plans which meet standards for this type
of facility. The recommended density and building coverage standards are
met. Field investigation discloses that developing this additional site will
permit a greater yard area for the three buildings than was provided in the
original plan dated July, 1958.

In consideration of the above factors, the Board of Zoning recommends the
granting of this permit to enlarge an existing private parking lot from 27 cars
to 45 cars to provide off - street parking accessory to three proposed apartment
buildings on the above described property, in accordance with plans approved
April 8, 1959.
