and operate an 11 -car parking lot in conjunction with a proposed
11 -unit apartment building at the northeast corner of East
Minnehaha Avenue and Birmingham Street, on Lots 10 and 11,
Block 13, Denslowts Rearrangement, in accordance with plans
approved April 169 1959, and subject to compliance with the
provisions of all ordinances governing the operation of parking
lots, and subject to the further condition that sidewalks dDutting
said premises be kept""clean and free of ice and snow at all times.

This is in the matter of the application of Robert E. Pace for a permit to
construct an 11 car parking lot in conjunction with a proposed 11 unit
apartment building to be erected on property located on the northeast
coiner of East Minnehaha Avenue and Birmingham Street. The legal descrip-
tion is: Lots 10 and 11, Block 13, Denslows Rearrangement.
On June 19, 1956, the City Council rezoned to Commercial the remainder of
the frontage on the north side of Minnehaha Avenue between Birmingham and
Barclay Streets of which this site is a portion. The site is presently
yacant and undeveloped and the applicant proposes to erect an 11 unit
apartment building with 11 off - street parking spaces accessory thereto.
The property under consideration has a frontage of 93.3 feet along East
Minnehaha Avenue and 134.35 feet along Birmingham Street, resulting in an
area of approximately 12,534 square feet. The adjacent land uses are as
follows: south across Minnehaha Avenue is an Erickson Oil Company Filling
Station which fronts on Minnehaha Avenue; diagonally across the inter-
section of Birmingham Street and Minnehaha Avenue, on the southwest corner,
is a drive -in business; west across Birmingham Street is vacant undeveloped
land; north across an ungraded alley are single - family residences which
front on Reaney Avenue; east and adjoining are vacant., undeveloped lots
which are substantially below the grade of Minnehaha Avenue,
The Traffic Engineer has approved the plans which meet standards for this
type of facility. The proposed apartment development also meets the
recommended standards for density and ground coverage. Field investigation
discloses no objection from the standpoint of adjacent land use.
In consideration of the above factors, the Board of Zoning recommends the
granting of this petition for an 11 car private off - street parking lot on
the above described property in accordance with plans approved April 16,
1959.
