RESOLVED, that Paul P. Gores be permitted to install and
operate a 16 -car parking lot in connection with 16 -unit
apartment building on the north side of Minnehaha Avenue
between Payne and Edgerton street, on Lots 16, 17 and 18,
Block 3, Borup & Payne's Addition, in accordance with plans
approved April 16, 1959, and subject to compliance with the
provisions of all ordinances governing the operation of parking
lots, and subject to the further condition that sidewalks
abutting said premises be kept clean aid free of ice and snow
at all times.

Dear Sir: -
This is in the matter of the application of Paul P. Gores for a 16 car
private parking lot'in conjunction with a proposed 16 unit apartment building
to be constructed on property located on the north side of Minnehaha Avenue
between Payne Avenue and.Edgerton Street. .
The legal description is: Lots 16, 173 18, Block 3, Borup & Payne Addition.
The zoning is IICIt- Residence and has been since the adoption of the Zoning
ordinance in 1922.
The property is presently vacant and undeveloped. On December 12., 1958, the
Traffic Engineer and the undersigned approved a nine -car private parking lot
plan for a proposed 9 unit apartment building which covered the westerly two -
thirds of the site now under consideration. The applicant now proposes to
construct a 16 -unit apartment building with an off - street parking lot for 16
car spaces accessory thereto. The site has a frontage of 135 feet along
Minnehaha Avenue, and a depth of 135 feet, resulting in an,area of approxi-
mately 18,293 square feet.
The adjacent land uses are as follows: west and adjoining is a church
structure; east and adjoining is an old, single - family residence which fronts
on Minnehaha Avenue; south across Minnehaha Avenue is a vacant lot, farther
south is a single- family residence fronting on Preble Street; north and
adjoining are one and two - family residences fronting on Reaney Street.
The Traffic Engineer has approved the plan, which meets standards for this
type of facility. The recommended density and land- coverage standards are
also generously met. Field investigation discloses no objections from the
standpoint of adjacent land use.
In consideration of the above factors, the Board of Zoning recommends the
granting of this application for a.permit for a 16 car parking lot on the
above described property in accordance with the plans approved April 16., 1959.
