RESOLVED, that Western Oil & Fuel Company be permitted
to install and operate a 25 -car customer parking lot at the
northeasterly corner of Pine Street and Kellogg Boulevard,
described as part northwesterly of Kellogg Boulevard of Lots
5 and 6, Block 62, Kittsonts Addition, in accordance with plans
approved April 9, 1959, subject to compliance with the provisions
of all ordinances governing the operation of parking lots, and
subject to the further condition that sidewalks abutting said
premises be ke:_pt clean and free of ice and snow at all times.

Dear Sir:
This is in the matter of the application of the Western Oil and Fuel
Company for a permit to install and operate a 25 car customer parking
lot in conjunction with their filling station operation on property
located on the northeast corner of Pine Street and Kellogg Boulevard.
The legal description is: parts northwesterly of Kellogg Boulevard of
Lots 5 and 6,- Block 62, Kittson's Addition. The zoning is Heavy Industry.
'On June 26, 1948, the City Council granted an additional pump island to
the filling.station operation and an oversized driveway on Pine Street.
At the present time an illegal off - street parking lot is in operation on
this site. The purpose of this application is to legalize the existing
operation.
The site has a frontage of 100 feet along Kellogg Boulevard and is 96
feet in depth resulting in an area of 9,600 square feet which will
accomodate 25 cars. The adjacent land uses are: west across Pine Street
is the American Standard Plumbing warehouse; south across Kellogg Boule-
vard is the Great Northern Railway Company property which is undeveloped;
north and adjoining is the Chicago, St. Paul, Minneapolis and Omaha Rail-
way properties and trackage; east and adjoining is the Chicago, Great
Western freight depot.
The Traffic Engineer -has approved the plans which meet existing standards
for this type of- facility. Field investigation discloses no objections
from the standpoint of adjacent land use.
In consideration of the above factors, the Board•of Zoning recommends the
granting of this permit-for 'a parking lot on the above described property
in accordance with plans approved April 9, 1959.
