Gores for a permit to establish an 11 car private parking lot in conjunction with a proposed apartment building located on property on the west side of Rice-Street between Cottage and Arlington Avenues. The legal description is as follows: Lots 23, 242 25, 26, Block 4, Hager's sub. of Lots 1,2,3,4,5,6, 7,,14, 15, 16, 17, 18 of Walcot's Addition to Cottage Homes. The zoning is Commercial. The property is presently vacant and undeveloped. The applicant proposes - to erect an 11 unit 22 story apartment building, with parking space for 11 cars accessory thereto. The site has a frontage of 100 feet along Rice Street with a depth of 124.6 feet resulting in an area of approxi- mately 12,460 square feet. The adjacent land uses are :' north and adjoining is a single - family resi- dence which fronts on Rice Street; west across a 20 foot unimproved alley is a single family residence which fronts on Albemarlbe Street; south and adjoining is a single family residence fronting on Rice,Street; east across Rice Street is vacant land and two single family residences fronting on Rice Street which are ten to twelve feet below Rice Street grade. The Traffic Engineer has approved the plans which meet standards for this type of facility. The recommended'density and ground coverage standards are met. Field investigation discloses-no objections from the standpoint of adjacent land use. In consideration of the above factors, the Board of Zoning recommends the granting of this permit for an 11 car parking lot on the above described property in accordance with plans approved April 16, 1959.
