RESOLVED, that Brite -way Cleaners be permitted to
install and operate an 11 -car off- street parking lot in
conjunction with a drive -in laundry pick -up station on the
southeast corner of University Avenue and Dale Street, on
the following described property: Except avenue, Lots 14
and 15, Beck's addition to the City of St. Paul, in accord-
ance with plans approved June 4, 1959, and subject to com-
pliance with the provisions'of all ordinances govez.ng the
operation of parking lots, and subject to the furthbr'.:condition
that sidewalks abutting said premises b ept clean and free of
ice and snow at all'times.

Dear' Sir:
This is in the matter of the application of Brightway Cleaners for an 11
car parking lot in conjunction with a drive -in- laundry pick -up station
to be located on property at the southeast corner of University. Avenue
and Dale Streets. The legal description is: except avenue.-Lots 142 15,
Beck's Addition. The zoning is Light Industrial and has been since the
adoption of the Ordinance in 1922.
In 1932 the City Council granted a permit for the construction of a
filling station on the property under consideration.- In 1947, the City
Council approved a permit for a used car sales lot accessory to the
filling station operation. In 1952, the City Council approved a permit
for the Standard Oil Company to remodel the existing filling station.
In June 1958 the filling station operation was discontinued as the
license expired. The used car sales lot has also been discontinued.
The applicant proposes to install an eleven car parking lot to be used
in conjunction with a Giant Wash Laundry and a restaurant.
The property under consideration has a frontage of 76 feet along
University !Avenue and-approximately 91,feet along Dale Street$ resulting
in an area of approximately 69916 square feet. The entire immediate area
is developed with commercial retail businesses of various types.
The Traffic Engineer has approved the parking lot layout and the plans
meet the standards for this type of facility. Field investigation dis-
closes no objection from the standpoint of adjacent land uses.
In consideration of the above factors, the Board of Zoning recommends
the granting of this permit for an 11 car off - street parking lot on
the above described property in accordance with plans approved June 4,
1959.
