Dear Sirs
This is in the matter.of the application of Joseph Kielsa for a.permit to
remodel and enlarge an existing parking lot on property located on the
southeast corner of Stillwater and Iroquois Avenues. The legal descrip-
tion is Lots 6 and the west one -half of Lot 5, Block 15, Beaver Lake
Heights Addition. The zoning is "Commercial" and has been since October
24, 1925.
On June 11, 1955, the City Council granted a permit for a parking lot on
Lot 6. The applicant proposes to remodel and enlarge this lot by adding
the west one -half of Lot 5 to the parking area which will then have a
capacity of approximately 15 cars.
The site has a frontage of 67.5 feet along Stillwater Avenue and 110 feet
on Iroquois Avenue producing an area of approximately 7,425 square feet.
The adjacent land uses are: east and adjoining is a single family
residence; south and adjoining is a vacant lot owned by the applicant,
farther south are single family residences which front on Iroquois Avenue;
north across Stillwater Avenue is a filling station; and west across
Iroquois Avenue is the Lincoln Park supermarket which this parking lot will
serve.
The Traffic Engineer has approved the plan which meets the standards for
this type of-development. Field investigation discloses no basic objec-
tion as this enlargement would improve the operation.
In consideration of the above factors, the Board of Zoning recommends
the granting of this permit to enlarge and remodel the existing parking
lot on the,-above described property in accordance with plans approved
