Dear Sir:
This is in the matter of the application of the C. 0. Field Company for a
permit to construct a "private parking lot on property located on the south
side of West Seventh Street between Rankin and Homer Streets. The legal
description is: Lots 1 and 2, Block 6, Kentucky Terrace; and subject to
Rankin Street, part of east one -third of southeast one - quarter of southwest
one - fourth, northeasterly of southwesterly line of said street; southerly
of West Seventh Street and northwesterly of line run from intersention of
east line thereof and southeasterly line of Rockwood .Avenue, to inter-
section of south line of said tract and southeasterly line of Rockwood
Avenue in Section 15, Township 28, Range 23. The zoning is "light industrial"
since March 2, 1957.
On March 2, 19572 this property was rezoned from "Btt Residence to "Light
Industrial". The Pearson CAndy Company is now developing the site. It is
their intent to construct a private off - street parking lot for 78 cars
accessory to their operation on a portion of this tract.
The parking lot area will be approximately 200 feet long and 120 feet in
width producing a surfaced area of approximately 23,000 square feet. This
parking lot will not•directly front on a street or alley but will have a
driveway to Rankin Street which will provide egress and ingress to the
parking area.
The adjacent land uses are: northwest across a platted, unimproved alley
is the Lantern Motel which fronts on West Seventh Street; north across
West Seventh Street is Highland Park; south and adjoining is the C. M.
St. P. & P. Railroad; east and adjoining is vacant land and one single -
family residence fronting on West Seventh Street; west across Rankin Street
is the Torit Manufacturing Company which is presently under construction
and fronts on Rankin Street.
The Traffic Engineer approves the plan which meets standards for this type
of facility. Field investigation discloses no objections from the stand-
point of adjacent land uses.
In accordance with the above factors, the Board
granting of this permit for a parking lot on the
in accordance with plans approved May 21, 1959.
