Brindley for a permit to remodel an existing filling station on property located on the northeast corner of Cook`and Payne Avenues. The property is described as the south 90 feet of Lots 16, 17, 18, Block 4, Arlington Hills Addition. The zoning is Light Industrial and has been since Oct -` ober 25, 1930. Prior to that the property was zoned commercial from the $ate adoption of the Ordinance in 1922. On February 14, 1931, the City Council granted a filling station permit to the owner of this property; it is now so developed. In 1942, a fuel oil storage permit was granted in addition to the filling station operation. .The applicant proposes to continue the present use, and to add a 30 foot by 7 foot addition to the east side of the existing building. The property under consideration has a frontage of 90 feet along Payne Avenue and 109 feet along Cook Avenue, resulting in an area of 9,810 square feet. North and adjoining is the Carlstrom Heating Company office and shop which front on Payne Avenue; south across Cook Avenue is a Shell Oil filling station fronting on both Payne and Cook Avenues, and a single - family residence fronting on Cook Avenue; east and adjoin- ing is a single - family residence fronting on Cook Avenue; west across Payne 'Avenue is a large food market and parking lot which fronts on Payne Avenue. TheTraffic Engineer has approved the plans which meet standards for this type of operation. Field investigation discloses no basic objection to the proposed addition to the existing building. The area to the east and north of the filling station must be made dust free and controlled by wheel stops along its boundaries as it is used for the parking of cars and trucks. In consideration of the above factors, the Board of Zoning recommends the granting of this application to remodel an existing filling station on the above described property in accordance with plans approved August 6, 1959, subject to the area mentioned above being surfaced in accordance with parking lot standards.
