The property is described as the east 130 feet of Lot 36, lying west of the west line of, Lexington Parkway, except the north 111.5 feet, Hall & Brown's Addition to Hyde Park. The front 100 feet of this property is zoned commercial, and the balance Light Industrial and has been since the adoption of the Ordinance in 1922. This site is presently developed with a two - family residence fronting on Lexington Parkway which has been there for many years. The applicant pro- poses to remove the existing structure and install a drive -in refreshment stand and make provision for parking approximately 41 cars. This tract has a frontage of 158.38 feet along North Lexington Parkway and a depth of 130 feet, resulting in an area of 20,589 square feet, or .47 of an acre. North and ad- joining the property under consideration is the Red Owl Supermarket parking lot which fronts on Lexington Parkway; west and adjoining is the Keyes Well Drilling Company office and equipment yard; south and across a 20 foot improved public alley are two single - family residences which front on Lexington Parkway; east and across Lexington Parkway are two apartment buildings which front on Lexington Parkway. At the northeast corner of the intersection of Lexington Parkway and Fuller Avenue is the National Tea Food store and parking lot. The Traffic Engineer has approved the proposed layout and its driveways with respect to traffic movements. The plans meet the standards for this type of installation. Field investigation discloses no basic objection from the stand- point of adjacent land use. - In consideration of the above factors, the Board of Zoning recommends the granting of this application for a permit to install and operate a refreshment stand on the above described property in accordance with plans approved July 16, 1959. r.
