Sullivan for a permit to install and operate a parking lot for 72 cars in conjunction with six eleven - unit apartment buildings -to be erected on property located on the north side of East Seventh Street between Van Dyke and Hazel Streets. The legal description is as follows:� Lots 18 through 28, Block 8, Hazel Park Division 4. The zoning is commercial. On October 21, 1958, the City Council granted a parking lot permit for 60 cars in connection with the six proposed ten unit apartment buildings on this property, Council File No. 189607., The applicant is now requesting 72 car spaces in connect- , ion with six eleven -unit apartment buildings instead of the 60 spaces originally granted. The site has a frontage of 440 feet along East Seventh Street, with an average depth of 149.2 feet, producing an area of approximately 66,156 square feet. The adjacent land uses are as follows: north - across an alley are new single family residences fronting on Van Dyke Street; south across East Seventh Street is low, boggy, vacant land not suitable for single family residdntial use; east across Hazel. Street is low, vacant land used as a city dump. The Traffic Engineer has approved the plans which meet standards for this type of facility. Building coverage and density standards are met in all respects. Field investigation discloses no objection from the standpoint of adjacent land use. In consideration of the above factors, the Board of Zoning recommends the grant- ing of the permit for a 72 car parking lot on the above described property in accordance with plans approved February 19, 1959. 1' HCW :FGI Encl.
