This property is at the south- west corner of Como and Commonwealth Avenues, and is described as Lots 3, 4, 5, and 6; Block 38, St.Anthony Park North. On March 26, 1958, the City Council reclassified this property from "B" Residence to Commercial for the purpose of establishing the proper zone to permit the construction of the new Children;s Home Society building which is presently under construction. The property has a frontage of approximately 297 feet on Como Avenue and .about 185 feet on Commonwealth Avenue. The tract is irregular in shape with a total area of approximately 33,000 square feet. The adjacent land uses are as follows: 'east across Como Avenue is the St. Anthony Park Branch Library; north and adjoining is the St. Anthony Park State Bank; west across an alley is the former headquarters 6f the Child- rev's Home Society of Minnesota which is now being remodeled for a private nursing home operation; south across Commonwealth Avenue is the former Gutterson school site which is now a parking lot for the St. Anthony M.E. 'Church. The Traffic Engineer has reviewed and approved the plans which meet exist- ing standards for this type of facility. Field investigation discloses no objection to the parking lot in relation to adjacent land uses. In consideration of the above factors, the Board of Zoning recommends that the permit be granted in accordance with plans approved January 8, 1959. HCW:FGI Encl. Sincerely, 4aJtX C Herbert C.
