The legal des- cription is,: "southwesterly 75 feet of Lot 75, and all of Lot 76, Hewitts Outlots 1st Division. The front 100 feet is zoned "Light Industrial, and the balance of the tract is zoned "Heavy Industrially and has been since the adoption of the Ordinance in 1922. The site is presently developed with a trucking warehouse building and loading dock. The applicant proposes to install a private pump island having two pumps, and two 12,000 gallon under - ground tanks for their own use. This site has a frontage of 175 feet along University Avenue an a cpth of 310 feet, resulting in an area of approximately 54,250 square feet, or 1.25 acres. The existing building covers approximately 30 per cent of the site. The plans meet standards of the City Fire Prevention Bureau, and the city standards for gasoline pump islands and gasoline storage tanks. Field investigation discloses no objections; the adjacent land uses are all industrial or commercial in character. In consideration of the above factors, the Board of Zoning recommends the granting of this-application for a permit to install two private gasoline pumps and two 129000 gallon storage tanks on the above described property in accordance with plans approved May 7, 1959.
