The legal description is: the south 315 feet of Lots 6, and 7, Merriams Outlots Addition. The zoning is "Heavy Industrial." In 1953, the City Council approved a parking lot for approximately 130 cars. The applicant proposes to enlarge the present lot by incorporating with it part of Lot 6 which will increase the capacity to approximately 190 cars, to be used as a private parking lot for employees. The adjacent land uses are: north and adjoining is'Cottonwood Avenue which is ungraded and used as a railroad spur tract; further north is the coal yard of the Royal Oil Company which fronts on Fairview Avenue; south across Charles Avenue is the Mutual Service Insurance Company build- ing; east and adjoining is the Londer Steel Company building which fronts on Charles Avenue; west and adjoining is a parking lot for the Watson Brothers Trucking Company. The site has a frontage of 200 feet along Charles Avenue anlan average depth of 315 feet resulting in a total area of approximately 63,000 square feet. The Traffic Engineer has approved the plans which meet existing standards for this type of facility. Field investigation discloses no objection. In consideration of the above factors, the Board of Zoning recommends the granting of this petition to enlarge an existing parking lot on the above described property in accordance with plans approved May 7, 1959.
