RESOLVED, that Aagard Building Company be permitted
to install and operate a 48 car private parking lot in conjunction
with proposed 48 unit apartment building on the south side of
Case Avenue between White Bear Avenue and Flandrau Street, on
Lots 4 through 15, Block 1, Birmingham Park, in accordance with
plans approved May 7, 1959, subject to compliance with the
provisions of all ordinances governing the operation of parking
lots and to the further condition that sidewalks abutting said
premises be kept clean and free of ice and snow at all times.

This is in the matter of the application of the,&agard Building Company
for a permit to install and operate a 48 car private parking lot on
property located on'the south side of Case avenue between White Bear
Avenue and Flandrau Street. The property'was rezoned to "C" Residence
on May 19, 1959 for the purpose of erecting four twelve -unit apartment
buildings with off - street parking accessory thereto.
The property under consideration has a frontage of 480 feet along Case
Avenue, and a depth of 100 feet, resulting in an area of approximately
48,000 square feet. The recommended density and ground coverage
standards will be met.
The adjacent land uses are: north across Case Avenue is the Ames
School; east and adjoining is a single -kamily residence which fronts on
Case Avenues east of'that is`a simall'restaurant with an apartment over
• it which frorits on White Bear Avehnd - -west across Flandrau are single -
family residences fronting on Flandrau Street;' south across the alley
are vacant lots which are being developed with -three twelve -unit apart-
ment buildings which will front on Sims Avenue.
The Traffic Engineer -has approved the plans which meet standards for
this - type -of'facility :..- 'Field-investigation discloses no basic '
objections as the property was recently rezoned for this purpose.
In consideration of the "above`factors;'the' Board of Zoning recommends
the granting'of this permit for a 48 car private parking lot accessory
to four twelve -unit apartment buildings-on'the above described property
in accordance with plans approved May 71 1959.

consider the matter of application of Asgard Building Company
for permit to erect and operate a 1+8 -car private parking
lot in conjunction with proposed 1+8 -unit apartment build-
ing on south side of Case between White Bear and Flaadrau
(Lots 4 thru 15, Block 1, Birminghams Park),
and that a public hearing will be held in the Council Chambers of the
Court House and City Hall Building on June 11, 1959 , in the
City of St. Paul, at 10:00 o'clock A.M.
