to install and operate a drive -in for rental of trailers, and
miscellaneous equipment and gardening tools, on the east side
of Rice Street between,Cottage and Arlington Avenues, on Lots 16
through 20 inclusive, Block 5, Hager's Subdivision of Lots 1, 2,
3, 4, 5, 6, 7, 14, 15, 16, 17, 18 of Walcotts addition to
Cottage Homes, in accordance with plans approved May 7, 1959,
and s- ubject to the further condition that sidewalks abutting
said premises�be kept clean and free of ice and snow at all times.

Dear Sir:
This is in'the matter of the application of St. Paul Rent -all Inc.
for a permit to establish a drive -in rental for trailers and equip-
ment on a site located on the east side of Rice Street between
Cottage and Arlington Avenues. The zoning is Commercial and has
been since the adoption of the ordinance in 1922. The legal des-
cription is: Lots 16, 17, 183 193 20, Block 5, Hagerts Sub - division
of Lots 1,2,3,4,5,6,7, 14,15,16,17,18 of Walcotts Addition to
Cottage Homes.
The site has a frontage of 125 feet along Rice Street, and a depth
of 147.5 feet, resulting in an area of approximately 18,438 square
feet. The adjacent land uses are: north and adjoining is a single,
family residence which is in poor repair and which is substantially
below the grade of Rice Street; south and adjoining is a single -
family residence converted from a commercial use; east and adjoin-
ing is a single family residence fronting on Park Street; west
across Rice Street is a single family residence.
The Traffic Engineer has approved the parking layout, and the plans
meet standards for this type of facility. Field investigation
discloses no objection from the standpoint of adjacent land uses.
In consideration of the above factors, the Board of Zoning recom-
mends the granting of the petition for a drive -in rental for
trailers and equipment on the above described property in accord-
ance with plans approved May 7, 1959.
