application of Robert J. Conway for permit to install and operate a
Dairy Queen Refreshment Drive -in business at the northeast corner of
Bradford and Ellis, on Lot 10, Block 82, St. Anthony Park; that part of
Lot 9, Block 82 lying west of a line on the south line 50 ft. from the
southeast corner thereof; thence north at right angles 21.8 ft. thence northeast 99•4
ft. to a point on the north line of said lot, 12 ft. from the northeast corner of

This is in the matter of the application of Robert J. Conway for a permit
for a Dairy Queen Drive -In business on property located on the northeast
corner of Bradford and Ellis Avenues. The legal description is as follows:
Lot 10, Block 82, St. Anthony Park; that part of Lot 9, 'Block 82 lying
west of a line on the south line 50 feet from the southeast corner thereof;
Thence north at right angles 21.8 feet thence northeast 99.4 feet to a
point on the north line of said lot, 12 feet from the northeast corner of
said Lot 9. The zoning is RLight Industrial.'%
The tract of land under consideration is the site of a residence which was
constructed in 1888. This house will be removed if the permit is granted.
The site has a frontage of 148 feet on Bradford Avenue, and 80 feet along
Ellis Avenue. This tract is of irregular shape and results in an area of
approximately 11,532 square feet. The adjacent land uses are as follows:
east and adjoining is a two family residence fronting on Ellis Avenue;
south across Ellis Avenue is the Midway Transfer and Storage Company, also
a duplex which fronts on Raymond Avenue; southwest across the intersection
is the Baker - School; west across-Bradford Avenue is the Carpenters' Council
Building ;'farther west across Raymond Avenue is a single family residential
development which fronts on Raymond Avenue; north across an alley are
single family residences fronting on Long Street, also an industrial use
fronting on Long Street._
The Traffic Engineer has approved the plan which meets standards for this
type of facility. Field, investigation discloses no objection from the
standpoint, of adjacent land`use.'
In consideration of the above factors, the Board of Zoning recommends the
granting of the'permit� for a Dairy Queen Drive -In business on the above
described property in accordance with plans approved April 8, 1959.
