MIMNI SOYA March 16, -1959 Mr. Joseph Okoneski City Clerk Building Dear Sir: This is in the matter of the application'6i.t -he Eichingor Properties for a permit to erect -a 15 car private parking -lot in conjunction with a proposed apartment building located on the west side of Snelling Avenue, between Highland Parkway and Scheffer Avenue.- The legal description is,as` follows: Lots 3, 4, Block 1, Gerard's Rearrangement of Gibsons Addition. The zoning is commercial, and has been since April 30, 1924. _ = t. The site has a frontage of 117;5 feet along Snelling Avenue and extends westerly to a depth of 118.5 feet, producing an area of approximately 13,924 square feet, or 32.3per cent of an acre. The adjacent land uses are as follows: north and adjoining'is a•single family residence fronting on Snelling Avenue; the second lot to the north.i "s occupied by the Trudell Photographers building with a residence on the second floor; south and adjoining is an apartment building which is owned by the applicant; west and across the alley are single family residences fronting on Roy Street; east across Snelling Avenue at the northeast corner of Snelling Avenue and Eleanor Avenue is a vacant lot; the Gloria Dei Lutheran Church is -at the southeast corner of Snelling and Eleanor Avenues. The Traffic Engineer has approved the plans as to traffic elements; and the plans meet the standards for this type of facility. The building meets the recommended standards for density, the applicant having reduced his application from 18 units to 15 units in order to comply with the recommendations of the Board of Zoning; the ground coverage. is 3 per cent over the recommended standard. The Board of Zoning reviewed this matter at it's meeting of February 19, 1959, and recommend the granting of this application for a permit for a 15 car pri- vate parking lot in conjunction with a proposed apartment building in accord- ance with plans approved February 19, 1959.
