RESOLVED, that John J. Sullivan be permitted to
install 'and operate a ten car private parking lot in
conjunction with a proposed 10 unitapartment building on
the north side of Ashland Avenue between Dale and St.
Albans Streets, on Lots 21, 22, Block 9, Holcombets
Addition, in accordance with plans approved February 19,
1959 and subject to compliance with the provisions of all
ordinances governing the operation of parking lots and subject
to the further condition that sidewalks abutting said premises
be kept clean and free of ice and snow at all times.

lot in conjunction with a proposed 10 -unit apartment building on the

Dear Sir;
This is in the matter of the application of John J.Sullivan for a 10 car
private parking lot.-in conjunction with a proposed ten unit Epartment build-
ing located adjacent to the north side of Ashland Avenue between.Dale and
St. Albans Streets. The legal description is'as follows: Lots 21, 22,
Block 9, HolcombTs Addition. The zoning is "C" residence and has been since
the adoption of the Ordinance in 1922.
The site has a frontage of 80 feet on Ashland Avenue, and extends northerly
to a depth of 120 feet, resulting in an area of approximately 9,600 square
feet. The site is presently vacant and undeveloped.
The adjacent land uses are as follows: north across an alley are single
family residences fonting on Laurel Avenue; south across Ashland Avenue
is vacant land for which annapplication,for a permit for a 15 car private
parking lot in conjunction with a proposed 15 unit apartment building has
been granted; there are apartments to the.southwest; east and adjoining is
a two -story frame duplex; west and adjoining is a two -story duplex.
The Traffic Engineer has approved the parking lot layout; and the plans
meet the standards for this type of development. The proposed apartment
building meets the recommended standards both as to density and building
ground covergge. Field investigation discloses no objections from the
standpoint.of land use.

In consideration of the above factors, the Board of Zoning recommends the
granting of this permit for a 10 car private parking lot in conjunction
with a proposed apartment building on the above described property in
accordance with plans approved February 19, 1959.
