RESOLVED, that Torit Manufacturing Company be permitted
to install and operate a 45 car employee parking lot and truck
loading area on the west side of Rankin Street between Benson
Avenue and the Ford spur track, on property more particularly
described as Lots 27 through 32, Block 5, Palisade Addition,
and vacated Rockwood Avenue adjacent to said lots, in accordance
with plans approved February 5, 1959 and subject to compliance
with the provisions of all ordinances governing the operation
of parking lots, and subject to the further condition that
sidewalks abutting said premises be kept clean and free of ice
and snow at all times:

area on the west side of Rankin St. between Benson Ave. and the Ford spur track,
and asked that you prepare the proper resolution granting this application.

This is in the matter of the application of the Torit Manufacturing Company for
a permit to install and operate a 45 car employee parking lot and truck loading
area,on property located on the west side of Rankin Street between Benson Avenue
and the Ford spur track._ The legal description is as follows: Lots 27 thru 32,
Block 5, Palisade Addition, and vacated Rockwood Avenue adjacent to said lots.
The zoning is Light Industrial, having been so zoned on-February 8, 1957, C.F.
181430 for the purpose of develpping the site by the Torit Manufacturing Company.
The area to be utilized for the proposed use is "11" shaped with a frontage on
Rankin'Street of approximately 75 feet, and an area of approximately 30,000 square
feet. The applicants propose to provide a 45 car employee parking lot, and a
truck loading and unloading area to accomodate approximately 12 trucks with an
oversized driveway of 35 feet on to Rankin Street.
The Traffic Engineer has approved the parking lot layout and operation, and the
plans meet the standards for bbl s type of facility. Field investigation dis-
closes no objections from the standpoint of adjacent land use.
The adjacent land uses are as follows: east across Rankin Street is the Pearson
Candy Company building now under construction; west and adjoining is vacant,
undeveloped land owned by the applicant; south and adjoining is the Milwaukee
Railroad R/W; north and adjoining is the site of the proposed industrial build-
ing; farther north across Benson Avenue are six single family residences fronting
on Benson Avenue.
In consideration of the above factors, the Board of Zoning recommends the grant-
ing of the permit to establish a 45 car employee parking lot and truck loading
and unloading area with'a 35' driveway on to Rankin Street in accordance with
plans approved Feburary 5, 1959.
