Dear Sir:
-This is in the matter of the appeal of- Geovge R. Herbst -to extend a non -
conforming use on property 'located at 496 Lafond Avenue, at the southeast
corner of Mackubin Street and Lafond Avenue. The legal description is as
follows: Lots 71 and 72, Block 7, B. Miehael',a-Re.anrangement - -of -Stinson's
Division. The zoning is residence and has been since 1922.
The property is presently developed with a building, which structure houses
a non - conforming grocery and confectionery store and a bakery. The building
was erected in 1885 as a residence. If the appeal is granted, the applicant
proposes to enlarge the present bakery business by utilizing the entire structure
for such purposes. The purpose of the appeal is to extend the present non-
conforming use from a portion of the structure to the entire building.
This property has a 47 foot frontage along Lafond Avenue and 121 feet along ,
Mackubin Street, producing an area of approximately 5,687 square feet. The
adjacent land uses are as follows: north across Lafond Avenue are single
family residences- fronting on Lafond Avenue; east and adjoining is a single
family residence fronting on Lafond Avenue; south across the alley is a large
two story frame residence fronting on Mackubin Street; farther south is a two
story frame building fronting on Thomas Avenue, the first floor of which is a
tavern with the second floor used for residential purposes; west across Mack-
ubin Street are three single family residences fronting on Mackubin Street."
A review of the matter ly the Board of Zoning, and field investigation by th
staff, disclose that the enlargement of this presently non - conforming use
could be detrimental to' the r
residential area' in which it is located. The
bakery has been in operation for two years, and it appears this business is
experiencing "growing pains." It is also apparent that the present and po-
tential growth of the business is such that the use would be better located
in a commercial zone. The applicant originally lived on the second floor of
the structure, but it is the understanding of this agencyct that he has re-
cently purchased the property immediately to the east where he now resides.
Based upon the above findinks, the oard of Zoning recommends tbat "the appeal
to extend this non - conforming use b denied..
