March 6, 1959 Mr. Joseph Okoneski City Clerk Building Dear Sir: This is in the matter of the application of the DX Sunray Oil Company to remodel an existing filling station on property located at the north- west corner of Snelling and Hartford Avenues. The legal description is as follows: "hots 23 and 24, Block 5, Mattock's Park Addition. The zon- ing is Commercial. A public hearing is not required. The property is presently developed with an unoccupied filling station. The original filling station permit was granted in September 1938, C: F. 112376;-permission to remodel was granted in September 1948, C.F.145691. The site has a frontage of 92.87 feet along South Snelling Avenue, and 66.4 feet along Hartford Avenue, producing an area of approximately 6,138 square feet. The adjacent land uses are as follows: west and adjoining are single family residences fronting on Hartford Avenue; east across Snelling Avenue is a three -stbyy apartment building fronting on Snelling Avenue; north and ad- joining are vacant lots utilized with billboards; south across Hartford Avenue is a.single family residence fronting on-Snelling Avenue. The Traffic Engineer has approved the layout and operation, and the plans meet existing standards for this type of development. Field investigation discloses no objections from the standpoint- of adjacent land use.
