RESOLVED, that Robert Johnson be permitted to install
and operate a 9 -car private parking lot in conjunction with
a 9 -unit apartment building on the south side of Marshall
Avenue between Cretin Avenue and Exeter Place, more particularly
described as the EY2 and the W3i of Lot 7 and the WY2 of Lot 8,
Block 49, Desnoyer Park Addition, subject to compliance with
the provisions of all ordinances governing the operation of
parking lots and subject to the further condition that sidewalks
abutting said premises be kept clean and free of ice and snow
at all times.

This is with reference to -the petition of Mr. Robert Johnson for a
permit to build one nine -car: rivate 'N

a proposed nine -unit apartment building.

The site is located on the was side of Marshall Avenue between Cretin
Avenue and Exeter Place. The zoning is "Ct1 Residence. The legal des-
cription of the property is the east one -half and the west one -half of
Lot 7, and the west one -half of Lot 8, Block 49, Desnoyer park Addition. - -
.Section 60 ?3, paragraph (4), subsection (1) of the Legislative Code
provides -that "Plans showing the layout and design of ,vehicular park-
ing places with a capacity of less than'ten (10) motor vehicles shall
be approved by the Traffic Engineer and the Planning Director prior to
the issuance of any building or works permit necessary. . . . . ..
The parking layout has been approved by the City Traffic Engineer,
The Board of Zoning and the Planning Director have adopted certain
density and building coverage standards for apartment projects. Based
on these standards, the proposed project exceeds the building coverage
requirements by 28 per cent.
For this reason, I find it impossible to approve this project.
