upon the favorable recommendation of the Board of Zoning, said
Clifford White is given permission, for a period of five years
from and after the passage of this resolution, to operate a trailer
rental business at 1226 Mackubin Street, located at the north side
of Maryland Avenue and Mackubin Street, more particularly described
as the west 125 feet of the south 198.07 feet of part north of
Maryland Avenue of Lot 39, Cottage Homes, subject to the filing of
a bond running to the City of Saint Paul, in the amount of $5000.00,

Dear Sir:
This is in the matter "of the appeal of Clifford White for a five -year permit
to operate a trailer rental business on property located on the north side of
Maryland Avenue at Mpckubin Street extended northerly. The property is described
as the west 125 feet of the south 198.07 feet of part north of Maryland Avenue
of Lot 39, Cottage Homes. The zoning is "B" Residence and has been since the
adoption of the Ordinance in 1922.
On April 15, 1948, the City Council granted an appeal of Mr. White to install
and,operate a trailer rental business on this site for a period of ten years.
This permit expired on April 15, 1958 and on March 20', 1959, the applicant filed
a petition to reclassify this property from "BL` Residence to commercial so as to
legalize his existing trailer rental business. This petition was reported suffi-
cient by the Commissioner of Finance on May 1, 1959. The Board of Zoning consid-
ered this petition on June 18, 1959 and suggested that Mr. White withdraw the
petition and in lieu thereof file an appeal to extend the present use for an
additional five years, which he did on June 25, 1959.
The property under consideration has a frontage of 125 feet on Maryland Avenue
and 198 feet in depth resulting in an area of 24,750 square feet. North and
adjoining this property is a single family residence; east and adjoining is
vacant land which is below the grade of Maryland Avenue and is used for truck
gardening; west and adjoining is the Marigold Machine Manufacturing Company,
manufacturers of tools, Jigs:and dies, which fronts on Maryland Avenue; south
and across Maryland Avenue are two single- family residences which front on
Maryland Avenue. Field investigation discloses that this area, especially to
the south, is beginning to develop with single - family residences, and it would
be advisable at this time to extend the present use for an additional period of
five years. Therefore, it is the opinion of the Board of Zoning that the ex-
tension of this use be permitted so-Ithat the area can establish its land use
pattern and thereby better determine the highest and best future use of this
property.
In consideration of the above factors, the Board of Zoning recommends the grant-
ing of this appeal to operate a trailer rental business on the above described
property for an additional period of five years.
