The property is described as Lot 18, Block 18, Baker's Addition. Tbe` zoning is Heavy Industrial and has been since the adoption of the Ordinance in 1922. The site is presently developed with a single - family residence and a large concrete block garage. The applicant proposes to display not more than eight used cars for sale on the rear portion of this lot as indicated on the plan, a copy of which is attached. This property has a frontage of 50 feet along Glendale Street and a depth of 131.7 feet, resulting in an area of 6,585 square feet. However, only the rear 65 feet of this lot will be utilized by the proposed operation, or approximately 3,250 square feet. North and a47- joining there is a one -story factory building fronting along Glendale Street; east and adjoining is the Simonson Lumber Company storage yard which fronts along Raymond Avenue; west and adjoining the proposed used car sales lot is a single family residence which fronts on Glendale Street; south and adjoin- ing is the rear yard of a single- family residence which fronts along Glendale Street. The Traffic Engineer has approved the plan which meets the standards for this type of facility. Field investigation discloses no objection as the entire area is basically industrial in character. In consideration of the above factors, the Board of Zoning recommends the granting of the permit to install and operate a used car sales lot on the above described property and in accordance with plans approved June 4, 1959.
