' 1 t July 31, 1959 Mr. Joseph Okoneski City Clerk Building Dear Sir: This is in the matter•of the application of Klass and Grodnich for a permit to install and operate a pay - parking lot on property located on the west side of St. Peter Street between Fifth and Sixth Streets. The property is described as Lot 3, Block 9, Rice'and Irvine's Addition. The zoning is commercial and has been since the adoption of the Ordinance in 1922. This property was developed in 1909 with a masonry building which was last op- erated as Kleason's Restaurant. The building has now been removed and the applicants propose to develop the site with a 20 car pay - parking lot. The lot has a frontage of 80.8 feet along St. Peter Street, and 56 feet along Mark - ket Street with an average depth of approximately 104 feet, resulting in an area of approximately 6,552 square feet. North and adjoining is the Roman Cafe; south and adjoining is the new Commercial State Bank; west and across Market Street is the Federal Courts Building, and east across St. Peter Street is the new Garrick Parking Ramp now under construction. Field investigation discloses that to avoid any possibility of creating addi- tional traffic Congestion on St. Peter Street by patrons seeking entrance to this lot, that the entrance should be located on Market Street and the exit on St. Peter Street. The Traffic Engineer has also made a recommendation that there should be an entrance only on Market Street and an exit only on St. Peter Street. The plans meet the existing standards for this type of facility. There is no basic objection to this proposed parking lot. In consideration of the above factors, the Board of Zoning recommends the granting of this permit for a pay - parking lot on the above described property �Z- F&,pbject to the recommendation of the staff and the Traffic Engineer, and in accordance w -n - approme_d,.July .16, 1959.
