Barsness to rezone from "C`° Residence to property located on the south side of Oakley Avenue between Prior Avenue and Lynnburst Avenue West. The legal description is Lot 131, Hinkels Amendment to Union Park. The zoning is "C" Residence and has been since the adoption of the Ordinance in 1922. On-June 12, 1959, the Commissioner of Finance reported that the owners of 17 of the 22 tracts of land within the prescribed 100 foot radius have signed the petition, or 77 per cent. This property is presently developed with a two - family residence which was erected in 1910. It is proposed to remove this structure for the installation of an off- street parking lot. The property is "wedge" shaped, having a frontage of 107.67 feet along Oakley Avenue and an average depth of 163 feet, resulting in an area of approximately 9,278 square feet. East and adjoining are single - family residences which front on Oakley Avenue; north and across Oakley Avenue are two single - family residences and a private parking lot, all fronting on Oakley Avenue; west and south across a platted alley are commercial and light industrial developments which front on Prior Avenue. Field investigation discloses that there is a definite need for additional off- street parking in this area which is a mixture of commercial, light industrial and residential uses. The preliminary land use guide plan indicates that this area should eventually convert to industrial development. The rezoning of this site to commercial will not be detrimental to the adjacent land uses. In consideration of the above factors, the Board of Zoning recommends the re- classifying of the above described property from "C's Residential to Commercial for the purpose of installing and operating a parking lot on the site.
