The property is described,as the north 99 feet of Lots 11, 12, 13, 14, Block 1, Boule- vard Addition. The zoning is Heavy Industrial and due to this fact a public bearing is not required. This site is part of the former coal yard of the Northwestern Hanna Coal Company. Tbe, property under consideration has a frontage of 160 feet along Marshall Avenue extending to a depth of 99 feet which results in an area of 15,840 square feet. The adjacent land uses are: east and adjoining is the Feist Small Animal Hospital which fronts on Marshall Avenue; south and west adjoining is part of the former Northwestern Hanna Coal Company coal yards; north across Marshall Avenue is the Progress Foundaries Corporation which fronts on Marshall Avenue. The Traffic Engineer has approved the layout of the filling station, and the plans meet the required standards of both the City and the State Highway Department. Field investigation discloses no basic objection from the standpoint of adjacent land uses. In consideration of the above factors, the Board of Zoning recommends the granting of the permit to install and operate a new filling station on the above described property in accordance with plans approved June 18, 1959.
