application of Norman Vogelpohl for a permit to erect a 33 -car private parking
lot in conjunction with a proposed apartment building on the south side of

Park Add., in accordance with plans approved February 5, 1959•

Dear Sir:
This is in the matter of the application of N. Vogelpohl for a 33 car
private parking lot in conjunction with three proposed 11 -unit apartment
buildings to be erected on property located on the south side of Brewster
Street between Gibbs avenue and Raleigh Street. The legal description is
tots 5 to 8 inclusive, Block 17, St. Anthony Park Addition. The zoning
is »Cti Residence and has been since the adoption of the Ordinance in 1922.
The site which is presently vacant, has a frontage of 223 feet along
Brewster Street and a depth of approximately 170 feet, resulting in an
area of approximately 37,710 square feet, or .87 acre. The proposed
development meets the recommended standards for density and building
ground coverage.
The adjacent land uses are: west and adjoining is vacant land which will
be developed also for apartment building use; south and adjoining is the
Northern Pacific Railroad right -of -way; east and adjoining is vacant
land which is zoned "Industrial", north and across Brewster Street is a
single- family residence which fronts on Gibbs Avenue; the other property
across Brewster Street is presently undeveloped.
The Traffic Engineer has approved the plan which meets the standards for
this type of installation. Field investigation discloses no basic
objection from the standpoint of adjacent land use.
Inc consideration of the above factors, the Board of Zoning recommends the
granting of this permit for a 33 car parking lot on the above described
property in accordance with plans approved February 5, 1959.
