RESOLVED, that Lawrence Liedholm be permitted to
install and operate a 34 -car private parking lot in conjunction
with a proposed apartment building at the southeast corner of
Brewster and Gibbs Streets, on Lots 1, 29 3 and 4 and the
vacated alley adjoining said lots, Block 17, ;St.:Anthony Park,
in accordance with applicantts plan submitted and subject to
compliance with the provisions of all ordinances governing the
operation of parking lots, and subject to the further condition
that sidewalks abutting said premises be kept clean and free of
ice and snow at all times.

application of Lawrence Liedholm for permit to install and operate a
34 -car private parking lot in conjunction with proposed apartment building
at the southeast corner of Brewster and Gibbs, on Lots 11 2, 3 and 4 and the vacated alley
adjoining said lots in Block 17, St. Anthony Park, in accordance with applicant's
plan.

Dear Sir:
This is in the matter of Lawrence Liedholm's application for a per-
mit to install and operate a 34 -car private parking lot accessory to
three 11 -unit apartment buildings at the southeast corner of Brewster
and Gibbs_ Street. The legal description of the property is: Lots 1,
2, 3, and 4 and the vacated alley adjoining said lots in Block 17,
St. Anthony Park. The property was originally zoned "light industry;"
it is now classified as .!'C" residence.

The property is presently vacant and undeveloped. If the permit is
granted, the applicant proposes to develop the site with three 11 -unit
apartment buildings and the 34 -car off - street parking lot which is to
be accessory to these structures.
The site has a frontage of 197' along Brewster Street and approximately
170' along Gibbs thus producing an area of approximately 36,380 sq. ft.
The adjacent land uses are: south and adjoining - railroad right -of -way;
west across Gibbs - a vacant, undeveloped lot; farther west - a single -
family residence fronting on Brewster; north across Brewster Street -
a single - family residences which front on Gibbs; east and adjoining -
vacant, undeveloped land for which the apartment development is con -
templated.
The Traffic Engineer has approved the proposed lay -out as shown on
the applicant's plan. The plans meet existing standards and field in-
vestigation discloses no basic objection in relation to the adjoining land
uses.
In consideration of the above factors, the Board of Zoning recommends
that the application for a permit to install and operate a 34 -car private
parking lot on the site under consideration be granted.
