April 15, 1959 Mr. Joseph R. Okoneski City Clerk Building Dear Sir: This is in the matter of the application"of Paul Peisert for a permit for an li car private parking lot in conjunction with_a proposed apartment to be constructed on property located in the triangle bounded by Dellwood Place, Margaret and Greenbrier Streets. The legal descrip- tion is Block 1; Lyman Dayton's Addition to St. Paul. This property was rezoned from ItB!t Residence to IRC" Residence on February 21, 1959. This is a triangular piece of land with 185 feet along Margaret Street and 125 feet along Greenbrier Street producing an area of approximately 11,562 square feet.; The adjacent land uses are as follows: north across Margaret Street are single family residences fronting on Margaret Streeti, also a large three story frame dwelling fronting on Greenbrier which appears to be a multiple type; west across Greenbrier Street is_ vacant, undeveloped land; south across Dellwood Place is the Protestant Home for the Aged.which fronts on E. Seventh Street and single family residences fronting on Dellwood Street, The- Traffic Engineer has approved the plan which meets the standards for this type of facility. The recommended standards for density and ground coverage are met. Field investigation discloses no objection from the standpoint of adjacent land use. In consideration,of the above factors, the Board of Zoning recommends the granting of this'permit for anll car private parking lot on the above described property in accordance with plans approved March 19, 1959. Sincerely, HCW /mm Herbert . Wieland Encl. Planning Director 1.
