Okoneski City Clerk Building Dear Sir: This is in the matter of the application of the Erickson Petroleum Company for a permit to install and operate a filling station together with the erection of .billboards and signs as indicated on the attached plan, on property located on the south side of E. Seventh Street between Kittson and Neill Streets. The legal description is as follows:' Lots 1, 2, 3 and 4, Block 35, Kittson's Addition. The zoning is Light Industrial. On May 22, 1953, the City Council granted a permit to the Malmon Pontiac Company to install and operate a used car sales lot on this site, and the use has continued to.this date. The applicants propose to remove the existing sales lot, and install and operate a filling station on this site. The site has a frontage of Z,00;,89 feet along E. Seventh Street, extending to a depth of 86 feet along both Ki -ttson.and Neill Streets, producing an area of approximately 17,, 200 square feet. The adjacent land uses are as follows: east across Kittson Street,is an existing Phillipps 66 Service Station and repair garage; north across E. 7th Street is the Soo Line freight depot; south across the alley is the Minnesota Bearing Company and the Serley Manufacturing Company';. west across Neill Street is a general blacksmith and welding shop which fronts on Neill Street. The Traffic Engineer has approved the plans which meet existing standards of the City of St. Paul and State Highway Department for this type of facility. Field investigation discloses no objections from the standpoint of adjacent land use. The proposed development will not conflict with the right -of -way needs of the Interstate Freeway. _ In consideration of the above factors; the'Board of'Zoning recommends the granting of the permii-'to erect and operate a new filling station, and to erect billboards and signs as indicated in' accordance with plans approved March 19, 1959.
