The present set -back requirement from E. Idaho Avenue is not realistic as the new platting of, this land is only 1201 in depth which makes it impossible to develop the land under the present set -back requirement. Field investigation discloses that the proposed building lines will pro- duce a more satisfactory solution with respect to developing this pro- perty. It is the opinion of the Board and its staff that the requested building line changes would not be detrimental to any of the 'adjacent properties nor would it create a hardship. Based upon the above considerations, the Board of Zoning recommends the approval of the establishment of a 26' building line on both the east side of Clarence Street and the west side of Birmingham Street between Larpenteur and E.
