The legal description is: except northerly 90 feet; Lots 1 & 2, and subject to Concord Street 'over southerly 7 feet; Lots 3, 4, & 5, Henley & Lienau's Subdivision of Lot 1, Block 25, Brown and Jackson's Addition to-West St. Paul. The zoning is commercial and has been since the adoption of the Zoning Ordi- ance in 1922. The entire tract is developed with a commercial building housing a Sporting goods and Marine Store and the Peters' Rent -all business. The portion of the tract which is presently used as a boat -sales display is proposed as a trailer rental lot in conjunction with the present Peters' Rent -all business. The proposed rental lot has a frontage of 69.3 feet along Concord Street and extends to a depth of approximately 108 feet resulting in a total area of approximately 7,484 square feet. This operation will have a 12 foot driveway as a means of egress to Brown Avenue. The adjacent land uses are: west and adjoining is a Single- family resi- dence fronting on Concord Street; north and adjoining are rear yards of single- family residences fronting on Robie Street; east and adjoining is the existing store building; south and across Concord Street is the' St. Paul Sausage Company and a mixture -of residential uses. The Traffic Engineer has reviewed and approved the plans which meet the standards for this type of facility. Field investigation discloses no objections.
