Dear Sir:
This is in the matter of the application of the Phillips Petroleum Company
for a permit to reconstruct and enlarge an existing filling station located
at the northeast corner of South Wheeler and West Seventh Streets. The £
legal description it Lots 6 & ?; Block 5, Homecroft Addition. The zoning -
is commercial and has been since the adoption of the Zoning Ordinance in.1922.f•
The existing filling station was constructed in 1931. The license was issued
for the station on August 6, 1932. The site also has a residence on it which
was constructed in 1904. The applicant, proposes to remove the existing
' -
filling station and single - family residence and to construct a new and larger
station on this site.
The property has a frontage of 135.2 feet along West Seventh Street and a:
frontage of 137 feet along South Wheeler Street. The average depth of this
site is about 115 feet, which results in a total area of approximately 11,224
square feet.
}
The adjacent land uses are: North across an ungraded alley is vacant property;
south across West Seventh Street is a single - family residence fronting on West
Seventh Street; east and adjoining is a single - family residence fronting on
West Seventh. Street; west across South Wheeler Street-is a single - family
residence fronting on Munster Avenue. To the southwest are commercial activi-
ties fronting on West Seventh Street.
The Traffic Engineer has reviewed and approved the plan wbicb meets existing
standards for this type of installation. Field investigation discloses no
objections to the proposed use.
In consideration of the above factors, the Board of- Zoning recommends tbat a
permit to reconstruct and enlarge an existing filling station -on the above
described property be granted in accordance with the plans approved on
September 10, 1959.
