This is in the matter of the application of the G & H Corporation for a
permit for a dry cleaning pick -up station on property located on the
north side of east Seventh Street between Minnebaba Avenue and Arcade
Street. This property is described as all of Lot 11, and Lot 12, except
the northeasterly five feet, Block 112, Johnstone's Subdivision. The
zoning is Light Industry and has been since the adoption of the Ordi-
nance in 1922.
The site is presently occupied by two one -story frame warehouse build- r
ings which are used in connection with the'Minnebaba Fuel and Feed fi
Company. The applicant proposes to remove the existing buildings and
construct a new G & B Dry Cleaning Drive -in establishment. The site t
has a frontage of 75 feet along east Seventh Street; 42.4 feet frontage
on east Minnebaha Avenue and an average depth of 120 feet, resulting in
an area of approximately 8,956 square feet.
North across East Minnebaba Avenue are single family residences fronting
along east Minnebaba Avenue; south across east Seventh Street are various
commercial activities fronting on east Seventh Street; east and adjoin-
ing is a food market fronting on east Seventh Street,west and adjoining
are various commercial uses fronting on east Seventh Street,
The Traffic Engineer has approved the plans which meet the standards
for this type of facility. Field investigation discloses no basic ob-
jection from the standpoint of adjacent land uses.

In consideration of the above factors, the Board of Zoning recommends
the granting of this permit for a dry cleaning pick -up station on the p
above described property in accordance with plans approved June 4, 1959.
