lot in connection with an existing service station at the southwest corner

This is in the matter of the application of -Art Thole to establish a used
car sales lot with a capacity of seven cars in connection with an existing
filling station on the southwest corner of University Avenue and Virginia
Street. The property is described as Lots 5 and 6, Block 1, Elfelt Bern -
heimer and Arnold'& Addition. The- zoning is Lighf Industry and has been
since the adoption of the Ordinance in 1922.-
The site is presently occupied by a filling station, and the applicant pro-
poses to operate a seven- car-used car sales lot in-connection with the
filling station operation.- A lidense was issued in 1930 for a filling
station on this property. On August 28, 1954 the City Council approved a
permit to reconstruct and extend the'existing filling station on this pro-
perty.
The property under consideration has a frontage of 100 feet along University
Avenue and 99 feet along'Virginia Street, resulting in a total area of 9,900
square feet. North across University Avenue is -the Gopher Lounge which fronts
on University Avenue; south across an alley is a single - family residence which_
fronts on Virginia Street; east across Virginia Street is the Spielman Mortu-
ary which fronts on University Avenue; west and adjoining is the Minnesota
Milk Company which also fronts on University Avenue.
The Traffic Engineer has approved the plan which meets the standards for.this
type of facility. Field investigation discloses no objection from the stand-
point of adjoining land use.
In consideration of the above factors, the Board'of Zoning recommends the
granting of a permit for a seven -car used car sales lot in connection with an
existing filling station on the above described property and in accordance
with plans approved October 22, 1959.
