of the Benida Co. for permit to install and operate a 56-car private parking lot
in conjunction with proposed 5 - 11 -unit apartment buildings at the southwest
corner of McKnight Road and E. Minnehaha Ave., in accordance with plans approved
October 22, 1959, on Lots 1 and 2, Block 1, Robert L. Ware's Eastern Heights Acre Lots.

This is-in the matter of the application of the Benida Company for a permit
for a 56 car private off-street parking lot in conjunction with five eleven -unit
apartment buildings to be constructed on property located on the southwest
corner of McKnight Road and E. Minnehaha Avenue. The property is described
as Lots 1 and,2, Block 1, Robert L. Stare's Eastern Heights Acre Lots.
In 1955, a petition to reclassify this property from "A" residence to commercial
was withdrawn by the applicant before council action. On October 10, 1959,
the City Council reclassified the property from "A" residence to "C" residence.
The site has a frontage of 249.31 feet along E. Minnehaha Avenue and 292.44
feet along McKnight Road resulting in a total area of approximately 72,908
square feet, or 1.65 acres.
North and across Minnehaha Avenue are single family residences fronting on
E. Minnehaha Avenue; south and adjoining are the rear yards of residences
fronting on Margaret Street; west and adjoining is a single - family residence
which fronts on Minnehaha Avenue; east and across McKnight Road is the
Minnehaha Drive -in Theater which is east of the city limits; northeasterly
across the intersection and beyond the city limits are a filling station and
auto repair garage and a variety store.
The Traffic Engineer has approved the plans which meet the standards for this
type of facility. Field investigation discloses no objections from the stand-
point of adjoining land uses. The proposed development very generously meets
the recommended standards for density and building ground coverage.
In consideration of the above factors, the Board of Zoning recommends the
granting of this permit for a 56 car private off- street parking lot on the
above described property and in.accordance with plans approved October 22, 1959.
