Oren to establish` a 16 foot building line for the south ten feet of Lot 7, and'tbe north 20 feet of Lot 8, located on the northwest corner of Howell Street and Eleanor Avenue. The property is described as Lot 8,.and the southerly 15 feet of Lot 7 and the east one -half of vacated alley adjoining said lots, Block 2, Missabe Addition. The zoning is "A" residence and has been since the adoption of the Ordinance in 1922. The site is now developed with a single - family residence which was constructed in 1942. The applicant proposes to enlarge an existing sun -porch which, as proposed, would require a break in the existing building line on Howell Street. Presently, the building line on Howell Street is 19 feet,, and the applicant is requesting a building line of 16 feet. The tract as described above has a frontage of 71.51 feet along Howell Street, and a depth of 106.74 feet, re- sulting in an area of approximately 7,633 square feet. Directly north and adjoining the property under consideration is a lot owned by the applicant, and now developed as yard area accessory to the property under_,consideration; farther north are two very substantial single - family residences fronting on Howell Street which-are set back approximately 20 feet. The entire area is developed with very substantial single - family residences. Field investigation discloses that the building line should not be broken, and that the applicant's proposed addition should be built within the present building line which would allow an addition having a depth of 13 feet. The lot to the north which is now in yard is a buildable site and could at some later date be sold for that purpose. It is the opinion of the staff that the breaking of the building line is not .necessary, and denial would not create a hardship on the owner. To do so would deviate from the purpose and intent of the Ordinance. The property owner to the north has signed a petition cir- culated by the applicant approving his request of 16 feet. The Board of Zoning considered this matter at their meeting on October 22, 1959, and recommend the granting of the 16 foot set back on the above des- cribed property in accordance with plans approved on that date.
