Blomquist Inc. for a permit to install and'operate a 21 car private off-street parking lot in conjunction with a proposed 21 unit apartment building to be erected on property located on the east side of North Lexington Parkway between Rondo and Carroll Avenues. The legal description -is a miscellaneous one, a copy of which is attached., 4 On August 8, 1959,'the City Council - reclassified a portion of this tract from "B11 Residence to "C" Residence, C.F.,193222.� The balance has been classified "C" Residence since-the adoption of the Ordinance in 1922. The site is presently vacant and the applicant proposes to develop it as indicated above. The entire,tract is "L11 shaped, having 81.93 feet of frontage along North Lexington Parkway,.and a depth of 175.34 feet; it also has a.frontage of 61.64 feet along Rondo Avenue and a depth from Rondo Avenue of 192.33 feet, resulting in an area of approximately 21,113 square feet. The parking lot will be installed on that portion of the tract which fronts on Rondo Avenue.. North and adjoining are two three -story brick - faced apartment buildings which front on Lexington Parkway; south and adjoining are two single - family residences which front on Lexington. Parkway,* also the Oxford playground which fronts on Carroll Avenue; west across Lexington Parkway is Central High School; east and adjoining is the Oxford City Playground. The Traffic Engineer approves the proposed parking lot plan with the sti- pulation that a sign be posted at the exit reading "Right Turn Only ". The Highway Department has also requested such a sign, The parking lot plans meet the standards'for this type of facility. The proposed apartment .build- ing meets the recommended standards for density and building ground coverage. Field investigation discloses no objection from the standpoint of adjacent land uses. In consideration of the above factors, the Board of Zoning recommends the granting of the permit for a 21 car private parking lot on the above described property in accordance witb'plans approved August 27,'1959 and subject to -the stipulation of-the Traffic Engineer and Higbway Department.
