RESOLVED, that upon appeal of N. E. Vogelpohl from the
decision of the Commissioner of Parks and Recreation and Public
Buildings, the required lot width is hereby waived as to Lot 14,
Block 16, St. Anthony Park Addition, at the northwest corner of
Brewster and Raleigh Streets, to permit the use of said premises
for the construction of a two - family residence.

Dear Madam:
This is in the matter,of the appeal of N. E. Vogelpohl for a waiver of
required lot width for two - family use on property located at the north-
west corner of Brewster and Raleigh Streets. The property is described
as Lot 14, Block i6, St.Anthony Park Addition. The zoning is "A`' resi-
dence and has been since the enactment of the Ordinance in 1922:
The site is presently vacant, and the applicant proposes to construct a
two - family residence if his appeal is granted. Under the building code,
a two - family residence in an "A" residence district requires a 50 foot width
at the front building line, and an area of 7,500 square feet. The property
under consideration has a width of 35.82 feet at the front building line
and an area of approximately 8,269 square feet. This lot is trapazoidal
with a frontage of 28.2 feet along Raleigh Street, extending to a depth
of 175 feet, and a rear lot width of 66.3 feet. North and adjoining are
two single - family residences now under construction; south across Brewster
Street are new apartment buildings just being completed which front on
Brewster Street; east and across Raleigh Street is vacant land zoned "A"
residence; west and across an improved alley are single - family residences
fronting on Gibbs Avenue.
Field investigation discloses this property should be developed for
single - family use as the area zoned "A" residence is so developed and
to grant the appeal would establish an undesirable precedent for other
lots in the city of similar shape. It does not appear that a hardship
exists, as this property lends itself to single- family residence use.
The proposed land use guide plan indicates the highest and best use of
this land is for single - family use.
In consideration of the above factors, the Board of Zoning recommends
the denial of the appeal to waive the required front lot width on the
above described property for the construction of a two - family residence.

appeal under the Zoning Me for permission to construct a double bungalow
on Lot 14, Block 16, St. Anthony Park, at the northwest corner of Raleigh
and Brewster, in Class "A" Residence District. The ground area is sufficient
but the lot width is not great enough.
