RESOLVED, that Twin City Terminal Oil Company be permitted
to remodel an existing filling station at the southeast
corner of Lexington Parkway and Larpenteur Avenue, more par-
ticularly described as that part of Lot 2, Block 7, Como
Addition, lying north of the south 96 feet of said lot, and
except the east 156.33 feet thereof, and subject to Lexington
Parkway, in accordance with plans approved April 7, 19609
and subject to the fuxtier condition that sidewalks abutting
said premises be kept clean and free of ice and snow at all
times.

Dear Madam:
This is in the matter of the application of the Twin City Terminal
Oil Company for a permit to reconstruct and to enlarge a service
station operation on a site located on the southeast corner of
Lexington Parkway and Larpenteur Avenue. The property is described
as that part of Lot 2, Block 7, Como Addition, lying north of the
south 96 feet of said lot, and except the east 156.33 feet thereof,
and subject to Lexington Parkway.
The property under consideration was reclassified from "A" residence
to commercial by the City Council on May 21, 1932. Besides the ex-
'isting filling station, there is a single - family residence fronting
on Lexington Parkway on the site. The applicant proposes to remove
the existing filling station and single- family residence for the pur-
pose of reconstructing a new, enlarged filling station operation. This
site has a frontage of 95.18 feet on Larpenteur Avenue and 98.33 feet
on Lexington Parkway, resulting in a total area of approximately
9,359 square feet.
North across Larpenteur Avenue is the Lexington Plaza Shopping Center;
south and adjoining is a single - family residence which fronts on
Lexington Parkway; east and adjoining is a tavern and a parking lot
fronting on Larpenteur Avenue; west across Lexington Parkway are
commercial activities fronting on Larpenteur Avenue.
The Traffic Engineer has approved the plan which meets the require-
ments for this type of facility. The County Engineef's office approves
the curb cuts on Larpenteur Avenue. Field investigation discloses no
basic objection to the proposed development.
In consideration of the above factors, the Board of Zoning recommends
the granting of the permit to reconstruct and to enlarge a service
station operation on the above described property in accordance with
plans approved April 7, 1960.

Dear Sir:
In regard to the application of the Twin City Terminal Oil
Company for permission to remodel the filling station located at
the southeast corner of Lexington and Larpenteur Avenues.
We have investigated the foregoing and report that they wish
to install 2 islands with 6 pumps, 2 -3,000 gallon and 1- 4,000 gallon
underground gasoline storage tanks and 1 -560 gallon underground
storage tank for fuel oil.
This installation will be made in accordance with the rules
and regulations of the National Board of Fire Underwriters and
the St. Paul Fire Prevention Code.
I, therefore, recommend that permit be granted.
