install and operate a 10 trailer rental lot at the southwest
corner of Larpenteur and White Bear Avenues, on the east 125
feet of the north 133 feet of Lot 1, Kerwin's Outlots, pursuant
to the pCovisions of Chapter 348 of the Saint Paul Legislative
Code and in accordance with final plans submitted June 7, 1960,
and subject to the further condition that sidewalks abutting said
premises be kept clean and free of ice and snow at all times.

Dear Madam:
This is in the matter of the application of the Hillcrest Pure Oil
Company for a permit for a trailer rental lot in conjunction with
an existing'filling station-on property located at the southwest
corner of Larpenteur and White Bear Avenues. The property is described
as the east 125 feet of the north 133 feet of Lot 1, Kerwin's Outlots.
This property was reclassified from 'W residence to commercial on
July 10, 1948, and on May 16, 1953 the City Council approved a permit
to install and operate a new filling station on the site. The site is
present developed with a service station operation, a nursery stock
sales operation, and the parking of three parcel delivery trucks which
use the filling station property for loading trucks for delivery pur-
pose. In conjunction with the existing service station operation, the
applicant proposes to install and operate a trailer rental lot for not
more than ten trailers on a portion of the property. The property has
a frontage of 133 feet on White Bear Avenue and 125 feet on Larpenteur
Avenue, resulting in a total area of 16,625 square feet.
North across Larpenteur Avenue is a filling station; south and adjoin-
ing is a drive -in restaurant fronting on White Bear Avenue; east
across White Bear Avenue is the Hillcrest shopping center; west and
adjoining is a single - family residence fronting on Larpenteur Avenue.
Field investigation discloses no basic objections to this type facility.
The plans filed with this office on June 7th meet the existing standards
for this type operation. The Traffic Engineer approves the plan with
respect to traffic movement.
In consideration of the above factors, the Board of Zoning recommends
the granting of the permit for a trailer lot for ten trailers in con-
junction with the existing filling station on the above described
property in accordance with final plans submitted June 7, 1960.
