That the Zoning Code, Chapters 60 to 64 inclusive of the Saint Paul Legislative Code, as amended, per- taining to Use Districts, Height,�Districts and Rezoning of certain properties in the City of Saint Paul, be and the same is hereby further amended so as to rezone the fdUowing described property from "A" Residence District to Commercial District: Except the west 25 feet, Lot 18'and ali ibf Lots 19 and 20 in Eret's Addition, and all of the vacated east - .rest alley adjoining and north of'the same, and the west 10 feet of the vacated north -south alley being between the south line of Lot 3 and the north line of Lot 20, both extended easterly, in Eret's Addition;. according to the plat thereof on file and of record in the office of the Register of Deeds in�and for Ramsey County, Minnesota, and being located on the north side of Conway Street between Etna and Clarence Streets. O'Connell City Clerk Building Dear Madam: f This is in the matter of the application of Tobin -Smith to rezone from "A" residence to commercial certain property located on the north side of Conway Street between Etna and Clarence Streets. The property is described as: except the west 25 feet, Lot 18 and all of Lots 19 and 20 in Eret's Addition and all of the vacated east -west alley adjoining and north of the same, and the west 10 feet of the vacated north -south alley lying between the south line of Lot 3 and the north line of Lot 20, both extended easterly, in Eret's Addition. On July 5, 1960, the Commissioner of Finance reported the petition sufficient with 9 of a possiblt_�13 (69.23%D) owners of property within the required 100 foot radius having signed the petition. The property to the east across a 20 foot public alley was reclassified from "A" residence to commercial in 1956. This property is also owned by the petitioner. Recently, the Highway Department acquired a portion of this commercially zoned land for highway purposes, thereby reducing the commercial frontage along Conway Street to 83 feet. It is the petitioner's intent to re- classify the property described in this petition to a commercial district and to combine this tract together with the existing commercially zoned tract which has an 83 foot frontage on Conway Street. The alley separating the two tracts, as well as a portion of the east -west alley has recently been vacated. (July 12, 1960 C.F. 197953.) The petitioner in return has dedicated a 25 foot wide strip of land adjoining the property under consideration on the west for alley purposes. The property is presently undeveloped with a frontage along Conway Street of 98 feet, and extending to a depth of 144 feet resulting in a total area of 14,112 square feet. North and adjoining is vacant land which fronts on East Third Street; south and across Conway Street.is commercially zoned land now being developed as a shopping center; east and adjoining is the applicant's property presently zoned commercial, but undeveloped; west and across a newly dedicated alley is vacant land zoned "A" residence district.
