O'Connell City Clerk Building Dear Madam: This is in the matter of the application of M.B.Bream & Son, Inc. for a permit for a 15 car private parking lot in conjunction with a proposed 15 unit apartment building to be constructed on property laocated on the north side of Pleasant Avenue between Thompson and Ramsey Streets. The property is described'as'Lots 32 and 33, Block 86, Dayton and Irvine`s Addition. The zoning is commercial and has been since the adoption of the Ordinance in 1922. The site,which has a steep slope from the street grade, is presently vacant and has a frontage of 122 feet on Pleasant Avenue extending to a depth of 145J feet, resulting in a total area of approximately 16,296 square feet. North across an alley are the rear yards of single- family residences front- ing on Irvine Avenue; south across Pleasant Avenue are two single - family residences and a multi - family residence which front on Pleasant Avenue; east across a public alley is a vacant lot; west and adjoining is a two - family residence which fronts on Pleasant Avenue. The Traffic Engineer has approved the plan which meets the standards for this type of facility. Field investigation discloses no basic objection from the standpoint of adjacent land uses. The plan was checked with Mr. Shepard in respect to the Pleasant Avenue Freeway right -of -way and ramp grade which will be from 6 to 8%, and be stated that the applicant's pro- perty would not be involved in any way. In consideration of the above factors, the Board of Zoning recommends the granting of the application for a 15 car private parking lot on the above described property in accordance with plans approved July 7, 1960.
