COMMISSIONER DATE
RESOLVED, that Smith- Kellogg Corporation be permitted
to install and operate a 48 -unit parking lot in conjunction
with a 48 -unit motel to be constructed at the southwest corner
of Smith Avenue and Kellogg Blvd. on Lots 1 through 7 of
H. L. Carver's Subdivision and the northeasterly one -half of
tot 3, Block 53, Rice and Irvine's Addition, in accordance
with plans approved July 7, 1960, and subject to compliance
with the provisions of all ordinances governing the operation
of barking lots and to the further condition that sidewalks
abutting said premises be kept clean and free of ice and snow
at all times.

This is in the matter of the application of the Smith - Kellogg Corporation
for a permit for a 48 car parking lot in conjunction with a proposed 48
unit motel to be constructed on property located at the southwest corner
of Smith Avenue and Kellogg Boulevard. The property is described as Lots 1
thru 7 o f H; L. Carver's Subdivision and the northeasterly one -:half of
Lot 3, Block 53, Rice and Irvines Addition. The zoning is commercial and
has been since the adoption of the Ordinance in 1922.
The site is presently occupied by a three -story masonry building with a
commercial use on the first floor, and multi - family residential use on
the second and third floors. The applicant proposes to remove this build-
ing for the proposed development. This ii an irregularly shaped tract of
land having 130.2 feet of frontage along Smith Avenue and 141.9 feet along
Kellogg Boulevard, resulting in a total area of approximately 14,854 square
feet. North across Smith Avenue is a filling station; south and adjoining
and fronting on Kellogg Boulevard is a three -story masonry building with
commercial uses on the ground floor and residential uses on the second and
third floors; east across Kellogg Boulevard are commercial uses; west and
adjoining is the Lincoln Transfer garage fronting on Smith Avenue.
The Traffic Engineer approves the plan which meets the required standards
for this type of facility. Field investigation discloses no objection
from the standpoint of adjacent land uses. Mr. Shepard advises the appli-
cant that the City has no plans for street or highway improvements which
will require the taking of any portion of this property, and has so stated
in a letter.
In consideration of the above factors, the Board of Zoning recommends the
granting of the permit for a 48 car parking lot in conjunction with a 48
unit motel on the above described property in accordance with plans approved
July 7, 1960.
